9 Charlotte Square, Edinburgh

 

Hampden & Co is a new bank venture spearheaded by Ray Entwhistle, a former chairman of Adam & Co and a widely respected figure in banking circles.

A new traditional bank for the 21st century, Hampden & Co had a strong preference for an office in Charlotte Square. Adam & Co had an office at number 22 and the new management team were well aware of the Square’s prime location and the prestige associated with the address.

Number 9 Charlotte Square was put forward on the basis that it was larger than most of the other townhouses within The Collection, and it suited Hampden & Co’s needs. Heads of terms were agreed in Oct 2011 followed by refurbishment proposals, worked up in tandem with Hampden & Co and focusing on Grade A specifications. In January 2012, The Collection gained planning and listed building consent to take the renovations and redevelopment of number 9 forward.

The relationship between The Charlotte Square Collection and Hampden & Co was built on a high degree of trust and good faith. Hampden & Co was still in pursuit of a banking licence and had no practical track record. It needed an operating address to meet the requirements of the FSA regulations and time to attract funds. Yet, despite these challenges, The Charlotte Square Collection supported its ambition and believed in its aspirations. The Collection was prepared to back the new bank through any uncertainties or unexpected delays in its progress, providing temporary office space in one of its other properties on Charlotte Square.

In November 2012, the two parties agreed a 10 year lease, based on the planned refurbishment and high quality specification, with works beginning in February 2013. Over the next six months, the two parties worked closely together to create the traditional, yet 21st century environment that Hampden & Co was looking for, adapting and revising plans to ensure the high standards desired by both were achieved. Hampden & Co took up occupancy in August 2013.

Now complete 9 Charlotte Square provides Hampden & Co with 5,624sq.ft of Grade A spec, high quality offices space over 6 floors, with 7 dedicated car parking spaces.

Since moving Hampden & Co is delighted with its new HQ at 9 Charlotte Square, and has settled in comfortably to its new surroundings.
