This tightly constrained gap site on Leith Street was historically occupied by tenements and stables but had lain vacant for many years as a steep grassed slope below the curving rise of Calton Hill.
Careful consideration was needed for the setting of this new 65,000 sqft office building, not only relative to the adjacent residential properties but also in anticipation of the future redevelopment of the St James Centre. Within the World Heritage Site and the New Town Conservation Area great care was required in designing a financially viable proposal that would sit comfortably in its environment. The development was nominated for a Scottish Design Award and was commended in both the BCO and EAA Awards.
